Scope
These terms and conditions govern direct bookings of the holiday apartment. Swiss law applies. Place of jurisdiction: Dierikon, Canton of Lucerne.
Prices, currency, accommodation tax
All prices are quoted in Swiss francs (CHF). The accommodation tax levied by the Canton of Lucerne (currently CHF 1.10 per person per night) is charged separately.
Booking and contract
Booking confirmation is sent by email. The contract becomes binding upon receipt of the payment due (see section Payment). If the deposit is not received within 3 banking days, the reservation may be cancelled without replacement.
Payment
50 % deposit due immediately
50 % balance due 14 days before arrival.
Both payments by bank transfer (prepayment). Payment by credit card or TWINT is currently not available. Without timely receipt of payment there is no entitlement to accommodation.
Cancellations, no-shows, rebookings
The separate cancellation policy applies.
Check-in and check-out
Check-in from 1:00 pm, check-out by 1:00 pm. Self check-in via PIN code. No physical keys are issued. The PIN must be kept confidential and not shared with third parties.
Occupancy and minimum age
Maximum occupancy: 2 adults and 4 children (with pet) or 4 adults (with pet). The person making the booking must be of legal age and is liable for all fellow travellers.
Pets
Pets, in particular dogs and cats, are permitted. Animals must be kept in a manner that causes no damage or disturbance. Sofas and beds are off limits for animals. Animals must not be left to roam freely in the garden as the property is not fully fenced.
Smoking, parties, quiet hours
Smoking inside the apartment is prohibited. Parties or events are not permitted. Quiet hours apply from 10:00 pm to 7:00 am. A flat fee of CHF 250 for additional cleaning will be charged in the event of a violation. Further claims for damages are reserved.
Cleaning, linen, interim cleaning
Final cleaning is included in the price, provided the apartment is left in a reasonable condition on departure. Bed linen and towels are included. Additional linen changes or interim cleaning are available on request at extra cost.
Utilities
Electricity, heating, water and Wi-Fi are included in the price.
Care and damages
The apartment must be treated with care. Any damage or defects must be reported immediately. The tenant is liable for damage caused by themselves, fellow travellers or pets.
House rules
The house rules form part of the contract. By booking, the house rules are accepted.
Liability of the landlord
The landlord is liable only in cases of intent or gross negligence. No liability is accepted for valuables and personal property of guests.
Right of access
The landlord may enter the apartment in emergencies, to avert danger or, after prior notice, for maintenance or inspections.
Force majeure
If the landlord must cancel due to force majeure, a full refund of payments made will be issued. If guests are unable to travel for reasons of their own, no refund is due. Goodwill arrangements following reletting are possible (see cancellation policy).
Registration form and identification
The legally required registration data is collected in advance. The registration form must be signed in person on site. Without compliant registration there is no entitlement to accommodation.
Photography and video recordings
Photos and videos of the house, interior, surroundings and persons of the landlord’s family or neighbourhood are prohibited without prior written consent. This applies to both private and public purposes.
Data protection
The separate privacy policy applies.
Final provisions
The invalidity of individual clauses does not affect the validity of the contract. Amendments and additions must be made in text form.
